In recent years, suburban migration has continued to accelerate, driven by rising housing prices and an ever-evolving real estate market. This reality has led to growing demand from households seeking viable rental housing solutions. It is within this context that private real estate investment firm Elva conceived and developed Place Liria Blainville: a mixed-use community spanning over one million square feet, bringing together townhouses, apartments, penthouses, indoor parking, shared amenities, retail spaces, offices, and more within a fully integrated living environment.

After several months of close collaboration between Syscomax, Elva, and various professional firms, the project became a reality with construction beginning in September 2024. Located on a large site of over 245,000 sq. ft. along Highway 15 in Blainville, Phase 1 includes a 15-storey residential tower comprising 137 rental units, distributed across 48 one-bedroom units, 48 two-bedroom units, 24 three-bedroom units, 12 penthouses, and 5 townhouses. The development also offers residents access to an indoor pool, fitness centre, collaborative spaces, and three levels of underground parking.

Designed by Neuf Architectes, the architectural concept of Place Liria Blainville emphasizes a balance between comfort, modernity, and quality of life. The building envelope, primarily composed of precast concrete and aluminum panels, is enhanced by extensive glazing and curtain wall systems that maximize natural light. The landscaping, designed by Projet Paysage, contributes to a cohesive, green, and calming living environment. Together, these elements combine refined design, premium amenities, and modern security to create a living experience where everyday life is elevated.

The construction of this first phase presents several major challenges, including the excavation of three underground parking levels in complex soil conditions, simultaneous coordination with Phase 2 of the development, and the delivery of the first units scheduled for July 2027.

This flagship development marks the beginning of the Liria series, a collection of large-scale residential projects that also includes Liria Saint-Jérôme, currently under construction and likewise scheduled for delivery in July 2027.
