The Project

Designed by the architect Jean-François Dupuis, Le Saint-Louis is a new multi-residential development located in Salaberry-de-Valleyfield. Comprising 51 rental units distributed across three storeys, the project brings a fresh sense of modernity to the Robert-Cauchon neighbourhood while integrating harmoniously into its existing urban fabric.

The mandate focused on delivering an affordable, durable residential building tailored to the growing rental housing market. To ensure the project’s feasibility and optimization, a zoning variance was obtained to allow the addition of a third storey, thereby increasing density and overall project viability.

The building totals a gross floor area of 88,970 sq. ft. (8,266 m²) and is built on a hybrid concrete and steel structure, providing enhanced durability as well as improved fire resistance. The exterior envelope combines clay brick and prefinished steel panels, creating a contemporary architectural signature that remains respectful of the surrounding neighbourhood character. Particular attention was given to façade articulation, drawing inspiration from nearby triplex typologies to ensure a cohesive urban integration. A central courtyard, opening onto the street, provides residents with a landscaped green space, helping soften the building’s overall massing within its context.

From an energy-performance perspective, the project incorporates several sustainable design strategies, including a high-performance building envelope, energy-efficient ventilation systems, low-flow plumbing fixtures, and infrastructure prepared for electric vehicle charging stations. An underground parking level completes the development, supporting efficient space use and reducing on-street parking demand in the surrounding area.

Delivered over a 13-month construction period, from August 2022 to September 2023, the project reflects Syscomax’s commitment to urban revitalization through the development of sustainable, functional, and community-oriented living environments.
