The Project
The Syscomax team is proud to have been selected by Le Marronnier, a major player in the seniors’ residence industry, to deliver the construction of a sixth residential tower consisting of 15 storeys, located along Highway 440 West in Laval. This large-scale retirement complex is recognized as one of the largest of its kind in Canada, bringing together 1,314 apartments under a single address.
Construction began in December 2018, and the first residents moved in by June 2020. The new building comprises 273 rental units and rises above a two-level underground parking structure, bringing the total project footprint to 450,750 sq. ft. (41,867 m²), including 284,788 sq. ft. (26,458 sq. m.) for the tower itself. The development stands out for its extensive shared amenities designed to enhance residents’ quality of life, including bowling lanes, arcade spaces, pétanque courts, and various relaxation areas. A central interior corridor was also created, featuring a water basin, an aviary, and abundant landscaping, connecting the fifth and sixth phases of the complex.
In parallel with the construction of the new tower, Syscomax carried out the complete renovation of the existing on-site restaurant, including an expansion of the dining area and a reconfiguration of the kitchen facilities to improve operational efficiency.
As with any large-scale project, several challenges had to be addressed, particularly due to the proximity of existing occupied buildings. Blasting operations were carefully planned to minimize noise impacts on residents in adjacent phases. The protection of existing vegetation and the artificial pond also required special attention. These constraints highlight the ingenuity, precision, and expertise of the Syscomax team, ensuring successful project delivery while maintaining client and user satisfaction.
